1. Property Maintenance & Landscaping

Every homeowner is responsible for keeping their property in a neat and attractive condition.

  • Lawns: Grass should be mowed, edged, and free of weeds.
  • Landscaping: Trees and shrubs must be trimmed to ensure they don't obstruct sidewalks or street signs.
  • Exterior Surfaces: Siding, roofs, and driveways should be kept clean (free of mold, mildew, or significant staining).

2. Architectural Control (ARC)

To keep a cohesive look throughout the neighborhood, any permanent change to the exterior of your home requires prior approval.

  • Common requests: Painting (even if the same color), new fences, decks, patios, or pool installations.
  • Submission: You must submit an ARC Request Form before any work begins.

3. Noise & Quiet Hours

Respect for neighbors is a core value of West Port.

  • Quiet Hours: From 10:00 PM to 7:00 AM daily.
  • Nuisance: Loud music, barking dogs, or power tools should not be used during quiet hours or in a way that unreasonably disturbs others.

4. Vehicle & Parking Rules

To ensure safety and accessibility for emergency vehicles:

  • No Street Parking: Overnight parking on the street is generally prohibited.
  • Commercial/Recreational Vehicles: Boats, RVs, and commercial trucks must be stored inside a garage or off-site.
  • Inoperable Vehicles: Cars that are not in working condition cannot be stored in driveways.

5. Trash & Storage

  • Containment: All trash and recycling must be kept in approved bins.
  • Visibility: Bins should be stored out of public view (inside the garage or behind a screen) except on collection days.
  • Clutter: Patios and front porches should be kept free of indoor furniture, tools, or clutter.

6. Leasing & Short-Term Rentals

To preserve the residential character of our community:

  • Leasing: All leases must be for a minimum of 6 or 12 months (check your specific bylaws).
  • No Short-Term Rentals: "Airbnb-style" or short-term vacation rentals are strictly prohibited in West Port.
  • Registration: Homeowners must notify the HOA when a property is being leased.
